Timber frame costs

Hi,

Hasa anyone here built a timber frame home from scratch?

I have the cost for the supply and erection of the kit and this comes in at around £45,000 - does anyone know approx how much it would be to finish a house - this is the breakdown of what the supplier and what i need a builder to do.

NOTE 1:Kit Supply includes for the following Standard Specification

A separate price for Kit Supply & Kit Erected
External & Internal wall panels
Roof trusses
Standard Regency doors -supply only items to be fitted by client
6” Skirting & Architrave -supply only items to be fitted by client
Hardwood stairs (where applicable) -supply only items to be fitted by client
Plasterboard & Insulation -supply only items to be fitted by client
Felt & Battens -supply only items to be fitted by client
Timber Fascia & Soffit (where applicable) -supply only items to be fitted by client
Figures quoted do not include for external windows & entrances.


NOTE 2:The Builder is required to do the following:

Foundations
External finish i.e. Block / Brick work
Tiles / Slates
Plumbing & Electrical
Sanitary Units i.e. Septic Tank,
Client is responsible for Electricity & Water
Windows / Entrances
Fireplace
Kitchen / Bedroom units

How much ground and first floor area are we talking about?

The timber frame pack pluss materials looks expensive then. Depending on where you live and how good you are at getting quotes ( never take the cheapest) building costs could be in the range £180000 to arround £250000 depending on how fancier finish you go for ( gold taps and marble would push this up). I can only guess at how much it would cost to do everything except the frame but arround 150000 to 220000? This could be reduced if you were to subcontract out all the trades individually but it could also get out of control doing this too.

I am only a guestimator you should pay a for a bill of quantities, £250 well spent, then you would know all the rates and prices of everything.

I worked out that it's far cheaper to build the timber components from scratch, i.e. 'stick build' than to buy a kit.

What you pay for is speed.

Tony: wash out thy mouth with soap! First you say don't go go the cheapest quote and then you recommend having a bill of quantities done for £250. I'm a quantity surveyor and do bills of quantities all the time. I couldn't anything for £250! Sheesh.
