    Hi all,

    Has anyone had any luck in persuading a warranty company to accept passive-ish technologies like an insulated raft foundation? NHBC and Premier didn't have a scooby what I was talking about - very frustrating hour on the phone.

    The basic outcome has been - apply for the cover, then we'll see. What's the point in that!

    I need a warranty as we have to mortgage the property when it's finished so we can pay back all the money we're borrowing from family to complete the build.

    You could try a Professional Consultant Certificate. Accepted by the majority of mortgage cos and a fraction of the cost. Since you are liable for the first 2 years for most warranties, you are not risking much. Check with the CML to see if your lender is OK. You will still need to convince BC that your proposed design is satisfactory. Does the design / system carry type approval or BBA?

    Hi Paul,

    Is that the same as an architect cert? It's a SIP build, which have BBA certificates, but it's the insulated raft foundation that I'm having issues with. All of the providers I've tried so far either haven't heard of it, or made that "sucky through the teeth noise" that I'm more accustomed to hearing from plumbers.

    I used BuildZone in conjunction with a Building Inspector from BBS. The people at BBS pointed out where some bits wouldnot conform to Regs before we started so we could make some changes in the design but were very willing to accept what we were trying to achieve and understood that there are many ways to conform to the regs than the accepted norms of the large house builders. Recommend both for any selfbuilder.

    I am building a PH and have an insulated raft foundation and I used BuildZone for the warranty.

    Thanks so much pmusgrove and PeterStarck, I have been in consultation with BuildZone via email today, so I will go ahead and get a quote from them.

    I also had a very interesting (and hopeful) discussion with a company called CRL. The chap who looks after Scotland called me back to verify some details and they are very open to low-energy building and non-standard techniques. It seems to be a "if you can justify it and building control are OK with it, so are we" approach, which is great!

    Currently awaiting a quote from them, but I'm very impressed so far. Anyone else dealt with them? They have approval from quite a number of mortgage lenders.

    We supplied about 20 Passive Houses to the UK in 2013 with Passive Slabs and Twin Wall timber frames, they came with an Engineers cert which gives a 10 year structural warranty.
    We've been asked to supply Passive Slabs for SIPs houses but the wall/floor junction isn't ideal because both sides of the SIPs need to sit on concrete which causes some thermal leakage.
