    Dear All
    We fitted the Ubbink UB 48 vents for the MVHR through my warm roof which has a build up as follows Insulated plasterboard - VCM -400mm rockwool-18mm plywood-Intelligent membrane -counter batten - batten - then tiles .
    The problem with the Ubbink vent is you can't reseal the hole in the roof membrane because the vent sits down on the flashing with a collar so you ant slide the flashing up to seal the gap as the collar stops it .

    The question is does a gap around the vent pipe on the top surface of the roof cause a risk of Interstitial condensation . I could refit with a plastic sleeve in the roof first which could then be sealed but before I go to this trouble I wanted to get some advice

    No but there could be risks from condensation on both the inside and outside of the duct and possible air tightness problems too.

    The vent is insulated and has a drain point for the exhaust inside . I will talk to Ubbink to see if I can get the flashing as a separate item and re do it by installing a sleeve first then the vent - hassle but worth getting right as this is the last job on the house .

    If you have a gable I would consider shoving the duct/vent through that.
