    Hi all

    I want to remove the old wooden lintel that is in this pic under the engineering bricks, and replace with a new one to support the joists directly. I also want to remove approx 500mm from the wall to the left, opening the widening.

    Above is a bedroom. Can anyone give me some advice as to what sort of lintel would be best? I though a pre-stressed concrete one would be, but have read somewhere that they are not so good for live loads.

    Also, the lintel will have to be inserted into the stone party wall. to get the 150mm bearing, what would you recommend? opening up the wall, and shuttering to create a padstone?

    If it is a party wall you need to invoke the Party Wall Act. You need structural calcs, too, as you will be within the remit of Bldg Regs (if you are in UK)

    What is above it? It is possible a piece of wood might do it! Say 6x4 if walls up there what are they made of?

    You might not mean party wall?

    Its a landing above, with studwork wall about 3ft from the end of joists. Rest of load is from bedroom.

    The party wall is the one to the right of the pic with the old door leaning up against it. The old lintel bearing is buried in the wall.

    I too think party wall act, but I reckon wood will do it and may be 7 X 4 if the panel under the lintel is not load bearing.

    The panel under the wall is not load bearing, that bit is coming out.

    If I were to install a load bearing column against the party wall, that would negate the party wall act, wouldn't it?
