    Exeter have now shown that it costs no more to build to PH standard than to building regs and that tenants love PH

    I will now drive itself.

    @Tony, I think that is emerging as the concensus, but the spec builders don't want to train anyone anymore to take on new techniques, all they care about is the bottom line = cardboard boxes that look pretty in brochures.... :cry:

    But once social housing tenants start living in properly nice homes either the big boys will have to up their game or social providers will take their place in that market.

    why....?:confused: there are happy tenants in the PH-spec H. A. dwellings already, however "good news" doesn't sell.:cry:
    Until spec builders are forced to up their game, they will not.... :shamed:

    I think it's also a case of more houses required - as Tony says there are a number of bigger developments... one in Norwich of > 100 dwellings IIRC.

    The other thing is that fabric first is inherently non shouty. Like a good referee you shouldn't notice it.
