When should we start to think about insulation?

I advocate thinking about it with the inception of the design, in other words before you start thinking about design

Design it in, don't try to add it into a design afterwards

In a perfect world, insulation would not exist as a substance, but only as a property of materials.

Agree with Tony - ''Design it in, don't try to add it into a design afterwards''. Try to make it such an integral part of the design process that it just 'flows' with the building fabric. Yes, this *is* easier said than done in refurb!

    Fabric (including insulation) first.
