Hi Victorianeco. No link until the 11th as will be marketed with Estate Agent then.

Goodevans...Superinsulation is only part of an EPC rating. The rating is extremely good for a solid walled house of this type without bolt on renewables (of which there are none) But I don't want to get into a debate over what's good and bad there are plenty of threads for that lol... The house is what it is. :)

I guess you've just had EWI and some double glazing?

What was the case study? My 4 bed with an attic conversion in Glamorgan Street costs Â£90 a month in electric (gas removed)....

EPCs are complete garbage. My house is Passivhaus-certified but has an EPC band of C.

This current set of contributors obviously have no idea with whom they are talking. And probably reflects how this forum is becoming more and more irrelevant.

Visitors looking for ideas, information or first class technical advice about green building find that we have become a forum for DIY projects or keepimg chickens.

What a difference to the contributions of people such as Biff Vernon. Mike above, Fostertom, Joiner and the many others who provided insight and guidance on what we were all about, building green.

Good luck with your sale, Mike. It will be a dwelling that has been artfully improved to a standard way above your normal refurbishment and whoever buys it will have a home that will payback the care and attention to detail for many, many years to come.

One sure way to drive away visitors, especially inexperienced ones who are unsure of building construction generally is to be rude, however obliquely.
If questions have to be vetted as to some pre conceived, "green building", content criterion. then the forum WILL die. Those of us who have spent much of our lives in construction should be happy to help. Green building alone is quite a narrow subject from the public point of view so any one who ventures into this site should be welcomed.

If any, Old Sweat, of a forum member is unhappy with their idea of discussion suitability then there are two choices; either up the quality of discussion by starting some, in their view, "more interesting" threads, or, quietly disappear.

Thanks Owlman, you have made a point v similar to the one I would have made this morning if I had not had to go to work!

Yes, 'traffic' (and certainly number of contributors) seems to have dropped dramatically from the GBF 'heyday', but I still find it a very useful resource. People come and people go. And some old-timers stay a long time and contribute a consistency of approach which is always welcome.

So well done, 'Oldies', and welcome newbies. If I had not been a member since before the fee, GBF would be the best sick squid I'd ever spent!

And Mike, sorry to hear things have not been so good. Best wishes.

why? The two metrics (SAP and PHPP) measure different things... It is a bit like american gallons and uk gallons, similar but NOT the same.

My house has a C rating. A Passivhaus is comfortable, healthy and warm. Our house is none of these and yet we get the same rating because I slapped some PV panels on the roof. Meanwhile we get through 1500-1800L of kerosene a year. Oh well, at least we keep the wahabbis in operation.

An aside: American gallons to UK gallons? Both measure the same thing - liquid capacity - don't they?

The main problem with EPCs is that the 'scale' seems completely useless - it fails to give any useful information to the reader.

Those of us building way beyond buiding regs, highly airtight, very well insulated, with 100% low energy lighting are usually a B but can be a C.

My house scored a 86 with the suggested action to get to an A (just - only 92) was the fit Solar Voltaics which they show in the 'expensive' case as having a 29 year payback (without cost of captial taken into account).

Yet a Victorian flat with some fibreglass in the roof and double glazing gets a C. The suggested enhancement for that property were 50mm of internal/external wall insulation. The figures shown give a payback of between 66 and 174 years. And even after doing that it would still score a C.

The floor insulation suggestions are normally particularly... optimistic... in terms of estimated cost.
