			<![CDATA[Hi Victorianeco.  No link until the 11th as will be marketed with Estate Agent then. <br /><br />Goodevans...Superinsulation is only part of an EPC rating. The rating is extremely good for a solid walled house of this type without bolt on renewables (of which there are none) But I don't want to get into a debate over what's good and bad there are plenty of threads for that  lol... Green building alone is quite a narrow subject from the public point of view so any one who ventures into this site should be welcomed. <br /> <br />If any, Old Sweat, of a forum member is unhappy with their idea of discussion suitability then there are two choices; either up the quality of discussion by starting some, in their view, "more interesting" threads, or, quietly disappear.]]>

			<![CDATA[The main problem with EPCs is that the 'scale' seems completely useless - it fails to give any useful information to the reader.<br /><br />Those of us building way beyond buiding regs, highly airtight, very well insulated, with 100% low energy lighting are usually a B but can be a C.<br /><br />My house scored a 86 with the suggested action to get to an A (just - only 92) was the fit Solar Voltaics which they show in the 'expensive' case as  having a 29 year payback (without cost of captial taken into account).<br /><br />Yet a Victorian flat with some fibreglass in the roof and double glazing gets a C.
