    Dear All
    I am trying to help my Niece get a rough idea of per M2 costs for an average fit out self-build timber frame when most of the work is done by subcontractors. Their proposed design is a chalet style with 239m2.

    The contractors will want as much as possible, you (she) who'll want a low price, instant conflict.

    It is not sensible to always take the cheapest quote.

    There can also be practical and logistical conflicts between pipes, wires, cables, insulation, ducts etc

    The order in which things are done and tested is important, services trades are notorious for destroying both structural integrity, air tightness and the looks of a new property.
