    The latest project is a barn conversion of 2 units; planning permission granted as one permission to create 2 dwellings, based on plans that featured both dwellings. I converted one, and an unrelated third party converted the other. I'm making my own VAT reclaim, but I'll be submitting plans that essentially have someone else's house on them as well as my own. I've faded out the irrelevant unit by placing a partially opaque white square over the plan before print, but it struck me that it might be worth writing a covering letter to put in with the claim, introducing the concept that not everything on the plan was my unit. Because part of the barn remained uncovered, as an "outdoor covered space" something like a conservatory, I have a good number of windows that look out into this space and are hence not visible on the "EXTERNAL ELEVATIONS" plans - should I explain that 4 of my bifolding doorsets aren't actually visible on the plans, other than the floorplan layout?

    Has anyone else been in this situation? What did you do?

    I don’t think that you can reclaim any VAT but I could be wrong.

    Are the doors shown or specified on the Building Regs plans? Maybe you could send those in as well?
    I would have thought that many items in a build may not actually be shown clearly or specified on the plans (kitchen fit out, flooring, bathroom fittings, light fittings etc. the cost of these could vary wildly with choice/quality) - maybe you can provide photo evidence that they have been installed, receipts etc.

    I have no experience of this but have a close interest because we intend to claim the VAT back on our barn conversion!

    Form 431C and guidance note 17 suggest that the plans you submit should show the doors, so I don't think there's a problem there. I'm not clear why they're not visible on the external elevations; do they form an enclosed courtyard or suchlike? But I would enclose external elevations that show the doors from wherever they can be seen.

    I would include a statement that explains that the permission and drawings refer to two sites and make it very clear that you have only claimed for your site. Perhaps reference it from the box on question 20 on the form.

    I think they're more interested in clarity rather than box ticking. They will check you have submitted everything they ask for but I don't think they object to extra material.
