I'm looking at purchasing a house built to level 4 of the Code For Sustainable Homes in 2013/2014.

We're not at the stage of putting an offer in, and I realise I could ask the vendor, but I wondered if there was anywhere I could download the assessment for a given dwelling or group of dwellings?

I'm interested in how many "points" were scored for bike sheds etc as opposed to the truly useful things like fabric efficiency.

I haven't found an equivalent of the EPC register, and precious little about CFSH is mentioned in the original planning applications that were approved.

I think you're going to have to ask someone. Maybe the vendor, although at best they may just have the certificate. Maybe the developer, or maybe the assessor's firm (chosen by the developer), although even they were only required to keep records for ten years, so may no longer have anything.

At that time, it wasn't compulsory everywhere but was in some local areas. Do you know whether the developer was forced to use it, or elected to do so? It may affect how helpful they are.

An eye-opener, or rather a reminder of that almost forgotten brave (well, ambitious) attempt at a world-leading building rating system, so quickly abandoned, not so's to improve it or substitute something better (more realistic) but, I seem to remember, a casualty of Cameron's 'green crap' cheap politicking (which surprise surprise has cost us all dear https://www.theguardian.com/money/2022/mar/19/david-cameron-green-crap-energy-prices)

Latest PH+ mag has interesting article about the drive and the cautions about adopting PH as a ready-made comparable (15yrs on) wide-ranging standard in various countries - also another article about whether grid decarbonisation and 'heat pumpifiucation' can be a (partial) substitute for rigorous fabric-first policy.

    Thanks.

It wasn't compulsory in this area (Rutland). I think it was a condition introduced to get permission rather than in the original application. The builder was Jeakins Weir.

We also looked at another on the same development, and that was the first house I've ever seen to buy that had an air test certificate! Although I can't find it now, which is a shame because the score and knowing the assessor may help.

I've found the result was 4.8 m³/h.m² so not great.

    U values: Wall 0.26, roof 0.11, floor 0.16.

    Primary energy use: 85 kWh/m2.

Measured with SAP for the EPC (not RdSAP).

This was to level 4 of CfSH.

Yes, SAP is used for the first EPC of new-builds. Because all the information is (should be) easily available.
