			<![CDATA[Hi all, <br /><br />So, having been bogged down in planning yet again, I've decided to use my time constructively by reading up about cold-bridge free timber frame construction; twin-wall/larsen truss. <br /><br />So, my question is - our house is currently specified as a SIP construction + 100mm internal rigid insulation and single skin brick cladding. From my understanding, a larsen truss sits on the outside of the structural timber frame and is stuffed full of insulation, preventing thermal bridging through the studs. <br /><br />So, is there a reason that I can't put that up against a brick skin? All the examples I've seen have been rendered or weatherboarded (in the USA). Our planning is very restrictive and our officer is having kittens at some of the elevations having zinc, the brick is our compromise. <br /><br />What thickness would the wall have to be to get to around 0.1 u value? We are currently looking at about 325mm excluding the brick skin. <br /><br />I think I need an idiots guide to timber framing vs SIP. Blockwork is pretty much out as we need a speedy construction method due to access issues. <br /><br />Thanks, <br />dj]]>

			<![CDATA[Well we have had some bad news, our planning application has been refused because my design is to high, local planning policy requires a room in roof or dormers to restrict ridge height. Judging by next door I think I can get away with dormers and a dwarf wall of 1660mm. I think this is an exceptable compromise (watch this space!) .<br /><br />I didn't want dormers (tho I think they are pretty and cottagy) because they are more difficult to insulate and make airtight, the last thing I want is chunky cheeks etc. Also I will have to use plastic insulates rather than natural to reduce insulation thicknesses.<br /><br />So the question is, how best to build well insulated dormers.]]>

			<![CDATA[I am applying for planning permission to replace my burnt down bungalow but the council say some of the land in question is agricutural, we do have a field next to it which I know is agricutural but the council say this extends into "our plot". I tried Emailing land registry but they ignored me. I have the original title deeds which back up my argument. The council planning site have some maps on it from an application some 11 years ago which are in line with what the council say but we have no idea where these came from. Who can give me a definitive answer to this or are the title deeds enough?]]>

			<![CDATA[I have about 120sqM  of Cedar cladding to go over standard 7.5N concrete blockwork.<br />Battens 38mm deep.<br />Apart from the obvious plugs and screws, i was thinking hilti gun or similar.<br />Has anyone used one for this? <br />I can hire a paslode version quite cheaply but i think the max length of fixing is 70mm and not sure if this is enough.<br />Plugs etc are fine but i was trying to speed the process up!<br />Cheers]]>

To design it for me. My architect will design a &quot;normal&quot; foundation which I can modify to Denby Dale type within the cost of the building regulations drawings. 			<![CDATA[Hi <br /><br />long time since been on the forum. Now doing the air guard (dupont vapour barrier) and the tape availing for our merchants seems to be just American duct tape. This orange stuff is great, not like the awful cheaper stuff that fails quickly, but I'm worried that it's not specified for the job (yet been recommended it)<br /><br />Is this a case of a cheaper product is fine or do we need some form of fancy tape that won't ever deteriorate?<br />will the better stuff really be 'better'?<br />Surely tape fails eventually (10 years?) and it only let's a wee bit of air in anyway?<br /><br />thanks in advance!]]>

			<![CDATA[Hi all, First post, bear with me.<br /><br />I'm trying to build an affordable, low energy consuming home for my new family.  Lots of really valuable info discovered, some great knowledge on here, thanks so far, i hope you can help with this one too?<br /><br />We're building in a sandy area with low ground bearing pressure for the first 1m, then some soft clay, on top of Glacial Till which has great bearing capacity at 1.2m down.<br /><br />We're in a high Radon area, needing full protection.<br /><br />originally i wanted an insulated raft, for all its apparent performance, speed, simplicity with Radon barrier and supposed cost saving it seems to offer, but, gbp too soft for weight of house in this location to make it a realistic option without huge masses of concrete and rebar, suddenly not so simple, quick or cost effective. So, as a result it looks like we will be on strip foundations, with an insulated ground bearing slab, that seems a fairly reasonable solution to me?<br /><br />The house is to have ICF walls.  The structural engineer insists on rebar dowels out of footings and reinforcement carries on up the wall. windy area and fairly high side wall.<br /><br />I understand in a masonry build the Radon barrier would just lap through the walls above ground.  But how can effective protection be achieved with strip footings and rebar?  I can't go over the rebar?  Is the only way to go beneath the strip footings themselves?<br /><br />That makes running the radon sump and sealing the pipework, along with any slab penetrations a whole lot of work.<br /><br />I wondered if there was another simpler way?<br /><br />Any advice much appreciated.<br /><br />Cheers<br />Phil]]>

			<![CDATA[Due to a communication glitch between me and the house designer my main bedroom is a hundred and quite a lot millimetres longer than I originally had in mind (he took the dimension I said as the room width rather than the post spacing - irritating when it's all supposed to be Segal round numbers). This was noticed early but not considered a big deal. However, I've recently realised that the consequence is that the purlins above it need to be 3640 mm long which is a bit of a pain as the material (C24 150x250) is relatively easily available in 3600 mm lengths but more complicated to get in longer lengths.<br /><br />Consequently I've been thinking of trimming it down a bit which is more than just a paperwork exercise as the brackets the posts are to sit on are already in place - positioned on threaded rod resined into the concrete pads.<br /><br />  http://edavies.me.uk/2015/03/bolted-to-scotland/<br /><br />The base plates are 300 mm square with the holes for the rod on 240 mm centres.<br /><br />Options for shortening are to either remove the existing rods and put in new ones moving the plates (and therefore the posts above) in about 120 mm or to chop off a whole 240 mm by reusing the existing inner set of threaded rods as the new outer ones and putting a new inner set in.<br /><br />Advantages of the 120 mm move are that the plates finish up better centred on the pads (this end lot are the worst of all and though they technically meet the engineer's spec it's only just and I'm not wonderfully happy) and I have the opportunity to get them spaced just a bit more accurately than the builder managed (and, of course, the risk of doing it worse).<br /><br />Advantage of the 240 mm move not having to remove the existing rods.<br /><br />I can cut the rods just fine with my jigsaw or hacksaw but I don't think either would practically cut it flush enough with the concrete so the other option would be to try to screw the bolts out (multiple nuts locked against each other on the thread). Holes could then be filled with post-crete or something to stop water getting in and freezing. Do you think that'd be practical?]]>

			<![CDATA[My new build project started life as a large extension and renovation but has evolved in to a new build due to inadequacies in the existing structure. I currently have planning permission for an extension and complete renovation but I shall have to demolish the existing structure completely, put in deeper foundations and rebuild. So I am now in the terittory of new build, VAT reclaims etc. just when I wanted to get started. I think I need to change my planning permission to a replacement dwelling (new build) so that contractors have proof for zero rating purposes but then I read the 431NB claim form and 708 notice and saw contradictions.<br /><br />I am planning to build in two stages, 'extension' part first while occupying the original building (extension part will not be connected to the original structure in any way), then demolish original structure and rebuild, making connection with the 'extension'. But in VAT notice 708 it says:<br />	â€œA qualifying building is constructed when: it is built from scratch, and, before construction starts, any pre-existing building is demolished completely to ground levelâ€<br /><br />But VAT431NB makes no mention of demolition before construction starts. It says:<br />	â€œyour claim will not be eligible unless:  you have demolished the pre-existing building to ground levelâ€ <br /><br />I will be demolishing the original building to ground level but not until half way through. So my questions are:<br />1. Could I build half the new structure before demolishing the original?<br />2. Other than a new build planning approval notice is there anything else a contractor needs to zero rate their services?]]>

It is 1.5 and 2.5 stories high with a 500 square metre footprint and close to 1000 square metre internal area.<br /><br />I am aiming for a very well insulated house but not quite passive standards. Passive slab, wall with 0.15 u value and triple glazing. The house will also have an indoor pool heated using solar.<br /><br />I am working on the building warrant with my architect and now we have to make the final decision on build route.<br /><br />I was hoping to use ICF as I currently live in a timber frame house which feels somewhat flimsy to me. I plan to live in this new house for the rest of my life and want to get it exactly right. ICF is also a very good route to build a pool.<br /><br />I have spoken to some of the ICF companies, but indicative costs for a shell build are off the charts.I have also found a couple of builders who have worked with ICF in Scotland but they are few and far between. I don't feel that I would want to trust the shell build to an inexperienced builder.<br /><br />My architect is pushing hard to go for a SIPS construction. He believes that I won't be able to tell the difference in terms of solidity and as there are more suppliers and builders familiar with the system then it will be easier to get quotes and a reasonable price for the build.<br /><br />One thing I am considering is SIPS with hollowcore or posi-joist and screed floors. If there is anything that we do not like about our current house it is bounce in the floors and perhaps SIPS with these flooring methods would be robust enough. However, although it is theoretically possible I have not heard of anyone building a SIPS house with concrete upper floor and I am concerned that some of the longer spans of just over 7 metres may be problematic using posi-joists with the weight of screed.<br /><br />I did have a brief talk with Seamus at Viking about the project a few days ago and will see what he has to offer. My architect, however feels if we are going for a timber system we should stick with someone local which I think is a fair point.<br /><br />I would really appreciate any input. I saw an excellent example on a modern house designed by the Edinburgh architect Richard Murphy at Pitmedden about ten years ago, where large panels rolled out from a cassette in the wall, pulled on overhead runner with the aid of a yacht winch. The shutters were light panels faced with ply and filled with PIR insulation. There were also other panels that hinged up to cover rooflights. RM had also used same idea in a basement extension in Edinburgh.<br /><br />Such panels would only provide excellent insulation if they had a good thermal seal top and bottom and sides.<br />Has anyone here any experience of designing this sort of feature, or any advice on detailed design?]]>

I've had the usual soil tests and engineers input etc. I have now shortlisted two piling contractors who have differing ideas on anti-heave measures:<br /><br />Contractor A: Voided space beneath RC suspended slab<br />Contractors B: Cellcore under RC raft<br /><br />Costs are virtually the same, though I may end up with more spoil with A. Structure on top will be SIPs with UFH.<br /><br />My original intention was to insulate ontop of the slab but with a voided option, insulation underneath may be a (better?) solution? Obviously I wish to reduce cold bridges where possible.<br /><br />However the cellcore option underneath the slab would also give some insulation value, so I could go for that route with insulation on top of slab.<br /><br />I'm awaiting on the architect to draft his foundation/wall details, but in the meantime would value any input into my slab options. 			<![CDATA[Having read the forum for a while I get the definite impression that air tightness is important. However, I have to admit at being a little bit confused and it might be a case that a little bit of knowledge is dangerous...<br /><br />I introduced my project on the forum last week. We have an air tightness target in the contract of 4m3 per h/m2<br /><br />I'm hoping the forum can help me with the below:<br />1. What practical difference will it make if we won't hit the target of 4m3 per h/m2 and ended up at, say 6 or 7m3 per h/m2? Will it make much difference to my energy bills? We're installing underfloor heating running from a gas boiler?<br /><br />2. Any advice on the best way to help my builder achieve good air tightness? I had thought about getting an intermediate air test, but speaking to someone who does air testing a lot of the tightness is achieved at the second fix and there isn't much point testing too early. 			<![CDATA[Struggling to make a decision - we are going to install electric underfloor heating mats in our two bathrooms.  Just a bit of comfort!  <br /><br />Doing a search I have either DEVImat or Schluter DITRA-HEAT from a UK supplier (tilefixdirect.com) - DEVImat seems a good package, but the Schluter mat comes with a 5.5mm studded uncoupling layer that will give me some sound deadening under the finish of ceramic tiles.  If I go with the DEVI I'll need to buy a good quality uncoupling layer, so the cost difference isn't massive ... decisions, decisions!!<br /><br />Of course, such heating mats are available in France - a local, big DIY store, Leroy Merlin, also offers heating mats - but they aren't a known brand and I think we would be better installing a good quality make.  Once it's laid under the tiles I'm hoping it will outlast me!!<br /><br />Any experience with installing - buying heating mats please??<br /><br />Thanks, regards, Jonathan]]>

			<![CDATA[Hi, we're doing a new build at the moment where the architect has specified render on the 1st floor with cedar cladding on the ground floor immediately below. The upper floor projects so that the face of the render is flush with the face of the cladding below (which will be double battened). The construction is dense concrete block. My feeling is that without putting a belcast-type beading on the bottom edge of the render to kick water out somewhat we will end up with water running down and dripping onto the top of the cedar which doesn't sound good for the longevity of the cedar. 			<![CDATA[I am building a cold roof loft and am planning a robust vapour control layer at ceiling level so there shouldn't be much moisture getting in to the loft. Loft space will house a couple of water tanks for the open vented systems and these will be enclosed in a thick insulation tent. I was planning on making the roof unventilated under the 'felt' and double battening the tiles and ventilating under them. I was going to use vapour permeable underlay (SolitexPlus) taped and sealed all round. I am now reading that vapour permeable only underlays may not be good enough as the NHBC are recommending ridge ventilation where they are used. An alternative is vapour and air permeable underlay (like Roofshield) but then there will be more air movement in the loft negating the purpose of sealing the space. I suspect having open vented water tanks in the loft may generate some vapour but what would be the best choice of underlay?]]>

			<![CDATA[Evening all, have been reading through a lot of comments on the forum and have learned quite a lot, but also got quite confused, but it's good to see so many knowledgable people sharing their info and helping others.<br /><br />But anyway.....<br /><br />We will be commencing our new build in the near future, currently going though planning for a change of house type, and really need some info if possible.<br /><br />Have been researching ICF construction, which seems like a worthy method of build, but would like to get some others input into this method. This along with SIP roofing panels will give an overall low U value and air tight build.<br /><br />The foundations and sub floor for a house where laid some 7 years ago before the area became green belt and the new build will use the existing foundations.<br /><br />Any info or suggestions on ICF would be welcomed.]]>

			<![CDATA[Just a bit of light relief from all the deep, scientific discussions ....<br /><br />Back to the real world of hands on building - we got the frame company to include loads of plasterboard when they packed up the frame on the lorries.  It duly arrived early November 2012 - 28 months ago.  My plan of getting it stacked in the house was a complete nonsense, so it has been sitting outside for all that time.  We managed to bring in a small pack that was beginning to go mouldy, but with all the internal works no chance of shifting the bulk.  Hey ho, a relatively small mistake in the overall scheme of a new build.<br /><br />Just about to order local plasterboard, but thought I'd do as told by the current wife and opened up a pack.  It was as if just made - bone dry - easy to lift - simply amazing!  72 sheets now stacked ready for use inside!  It was a full pack from the manufacturer and very well wrapped, but the bottom plastic was split and the moisture from the earth below could have made it damp and useless.  So, two more packs to open up asap and, maybe, get the walls and ceiling plasterboard up in the next couple of weeks.  Just brilliant!]]>

			<![CDATA[I thought I understood service voids but we built one room with one (a timber-framed sun room outside the thermal envelope) and now I think I don't! Can anyone explain?<br /><br />The major purpose as far as I know is to create a cavity inside the vapour barrier for running services, especially electrics. What I've actually found though is that it's very difficult to route electric cables:<br /><br />*  every batten has to be cut, chiselled, routed etc to allow the cable past<br /><br />*  the battens don't allow much surface to secure the cables as required by regs<br /><br />* dealing with the previous problems causes frequent penetrations of the vapour barrier. My wall looked like a poor shaver's face with toilet paper stuck all over it!<br /><br />What am I missing?]]>

			<![CDATA[I read one other thread on this topic and the consensus is they are good for running services (MVHR) and are light which is why I am specifying them. However, I don't have a lot of experience and the floor design (from manufacturer) stated a design deflection of 14mm which seems a lot. When I questioned the deflection they said it could be improved by reducing the spacing from 600mm to 400mm, subsequently the price went from Â£2200 to Â£3400. I have no doubt the deflection will be improved but is it worth the extra?<br /><br />Max span of longest joist = 5.2m<br /><br />I intend to glue 22mm T&amp;G boards to the joists.]]>

			<![CDATA[I went to a very good AECB event yesterday where the focus was the consideration of new silver standard details. One of the ways in which better thermal performabnce is achieved is by having a high level of air tightness. In theory, fully filling a masonry cavity wall will eliminate so called 'thermal bypass' which is the circulation of air around and in between poorly fitted partial-fill rigid boards.<br /><br />One concern with this, is the possibility of water ingress into the insulation through the outer leaf of brickwork/blockwork.<br /><br />The counter-argument is that as cavity widths increase to say 150mm or more, the proportion of insulation which may get wet, will be less and can be considered sacrificial.<br /><br />What do we think?]]>

			<![CDATA[I'm at the stage where I need to start a short list of potential 3G window suppliers and having spent the last 3 hours looking at various web sites I completely confused. <br /><br />I suppose the starting point must be what the windows should be made out of - timber, timber composites, Alu-clad and GRP and that's before I even start to consider colour, style, openings etc.<br /><br />So far I've looked at Nordan, Idealcombi windows, Russel Timbertech, Munster, Valfac, Ecoplus and Howarths.<br /><br />How did you shortlist suppliers and what should I be looking for in a window and window manufacturer?]]>

The structural engineer has done the reinforced concrete design and this includes 200mm tall kickers (these are up stands of concrete, cast at the same time as the floor, that form the start of the walls).<br /><br />A number of web sites suggest that kickers should not be used. What is recommended is that the floor should be cast first and then the walls cast next, with the junction being at floor level.<br /><br />Any thoughts on what is current best practice?]]>

			<![CDATA[I'm planning a basement which sits in the hillside and is open at the front. However the structural engineer keeps designing in cold bridges between the basement and the timber frame. He now tells me the  basement wall will have to be stepped internally and the ground bearing pressure precludes the use of insulation outside the basement walls or under the slab.<br /><br />I thought the EPS 300 would be more than adequate, especially as Passive Houses are built on a raft of insulation.]]>

I am considering using wide DPM roll to make bespoke trays for all openings but would like to know:<br />1. If stop ends have to cover the full width of cavity or would shorter ones do?<br />2. If preformed, rigid trays could be used that did not cross the full width - supported with cavity batts?<br /><br />Any other solutions?]]>
