    As a fairly longstanding member, I hope I will be excused an off-topic thread.

    We are at the stage, which must be familiar to many self-builders - occupying the house but without a completion certificate. Apart from interior woodwork (skirting, architrave etc) and decorating, we have essentially a finished build. However it will take time before we can get a completion certificate, particularly as there is a lot of external work to be done to have the required level access. Our site insurance is running out, and it is proving impossible to get "normal" buildings and contents insurance cover without a completion certificate, even through a helpful local broker.

    Has anyone here had experience of this and found a solution?

    Tell you current insurance cover the position and extend it with him

    I always insure a building once the roof is on and have in the past never been asked for a completion certificate

    try another insurer?

    The local broker says he tried 5 companies and they all said it would be impossible to find cover anywhere without the certificate. Perhaps I'll try another broker. I may be able to get buildings cover from a specialist insurer I spoke to but they refused to do contents as there has been a "break in cover," while we have had stuff in storage.

    try on line -- all they wanted from me was number of bedrooms and my money.

    Why don't you just extend the site insurance, 'am assuming Selfbuild Zone or Buildstore...?
