    We've nearly completed our new build and the 18 month build insurance will expire in mid November. We move in at the end of October and need to arrange building insurance. I'm told that, because we did some work ourselves, and bought materials, and it's high spec, the normal building costs table is unlikely to apply. I'd welcome your suggestions for how to cost rebuild, for insuranc purposes. Thanks.

    That sounds pretty cheap for a high spec build. Try as I might I couldn't get our (fairly middling build quality) costs under about £1500/m².

    We've discussed this over on the Ebuild forum and concluded that the tables in the self-build magazines seem optimistic; the general consensus during that debate was that build costs had risen in recent years and the commonly used tables weren't reflecting these yet.

    Some insurers (example Halifax) were doing an unlimited cost rebuilding policy. At the time we took it out this was cheaper than Lloyds Bank were asking for a fixed rebuilding cost policy.
